A Booking Page for Vacation Rentals and Retreats — No Channel-Manager Subscription Required

Check-in to check-out instead of a time slot, minimum-night minimums, and a deposit at the moment someone books — how a rental, cabin, or multi-day retreat takes bookings without a channel-manager subscription.

By Keepp Team

A rental or a multi-day retreat doesn’t book in hours — it books in nights, from a check-in date to a check-out date, at a price that’s usually per night rather than per session. Most booking tools are built around the time-slot shape first and treat a multi-night stay as an afterthought. On Keepp it’s a separate booking mode from the start, built for exactly this.

This post covers what a vacation rental, cabin, or retreat needs from a booking page. For the general mechanics of how bookings work, see taking bookings and appointments online and the how-to guide.

Nights, not slots

When you create a booking offering, you pick a mode up front: Slots for a fixed-duration appointment, or Nights for a stay measured check-in to check-out. A Nights offering shows a date-range picker instead of a list of times — a guest picks arrival and departure, and the price is calculated across however many nights that spans.

Two settings are specific to this mode:

  • Minimum and maximum nights per stay — stop a two-night booking on a property you only want to rent by the week, or cap a retreat at exactly the number of nights the program runs.
  • Booking window — how far in advance guests can book, useful if you don’t want a booking landing eleven months out before you’ve even set next year’s calendar.

A deposit at the moment of booking

A stay is usually the highest-value single booking a page takes, which makes an unpaid reservation the most expensive kind of no-show. Price the offering through Stripe and the booking isn’t confirmed until payment clears — through your own connected account, so the money is yours directly, not a balance held and released later. Connecting Stripe is a one-time setup. You can charge the full stay up front, or set a deposit amount and collect the remainder however you already do closer to check-in — either way, refund and cancellation terms are shown to the guest before they confirm, so your policy on a cancelled stay is stated once rather than negotiated after the fact.

Every night, genuinely available or genuinely not

A night that’s already booked on your page can’t be booked again — the date-range picker only ever offers nights that are actually free against your existing bookings and blackout dates. Blackout dates double as your control for keeping the calendar accurate across everywhere you list the property: block off any night reserved elsewhere and it comes off your page instantly, so what a guest sees here always matches reality.

Showing the place before someone books it

A rental or retreat sells on what it looks like as much as what it costs. Photos on the offering itself are the first layer — add real, current ones rather than a single hero shot — and a card block used as a pure showcase can carry additional photos of the space, the view, past guests’ setups, or what a retreat day actually looks like, sitting above or below the booking block itself.

Location, without giving away an exact address publicly

Adding a map shows guests roughly where a property or retreat is before they book — useful for setting expectations on drive time or the nearest town — without necessarily pinning the precise address, which you can send privately once a booking is confirmed.

Pricing that isn’t always a flat rate

Stripe pricing on a Nights offering is a set amount calculated across the stay; if your actual rate varies by season, weekday versus weekend, or group size in a way the booking flow doesn’t capture automatically, Display pricing is the other option — show a real number (“From $220/night, message for exact quote”) and settle payment however you already do once the specifics are confirmed. The order is still captured properly — guest name, email, dates, instant confirmation — so you have a real record even when the final price is negotiated. Get paid your way covers all three pricing modes in detail.

Rescheduling and cancellations without an email thread

Plans change, especially for a booking made months out. Every confirmation includes a manage-booking link, so a guest can look up their stay or request a change without emailing you to ask “what were my dates again?” — and your stated cancellation policy governs what happens to any payment already made, applied the same way every time instead of case by case.

What this looks like in practice

Wren Hollow Cabin, a private one-cabin rental, runs entirely on Keepp’s Nights mode: a date-range picker for the stay itself, real photos of the cabin and surrounding land as showcase cards, and a map pin for the general area. One offering, one page, no separate booking-site subscription. See the rest of the case studies for other shapes of this.

Where to start

One Nights offering with your real minimum-stay and booking-window settings, Stripe or a deposit attached, current photos, and blackout dates kept in sync with anywhere else you list the property. That’s the core of a rental or retreat booking page. If you’re building from nothing, claiming your page, setting up your profile, and styling it is the right order to do it in.
